Mountain houses: How to choose the right one?

The mountain offers many attractions: sports, nature, walks and hikes, good food, relaxing outdoors with family and friends. If you are also a mountain lover and you are considering buying a second home in a small mountain paradise, here is a small guide for how to choose the right one, without running the risk of leaving out important aspects and making evaluation errors.


How to choose the right one?


- Don't underestimate distance and comfort from your first home.

Choose a destination that is well connected and easily accessible from your main home. Remember that you will use the house mainly on weekends and holidays: evaluating the distance and effectiveness of the connections will allow you not to spend long hours in the car to reach it and to have more time available to enjoy it. Also consider lesser-known destinations compared to the most famous and exclusive destinations: in addition to having cheaper prices, they will certainly also be less busy.


- Consider the presence of activities / places of interest for you and your family

The location of the new house (if for example in a medium-small size town or in a more isolated place) and its proximity to attractions and places of interest are equally important variables to consider. If you are a ski enthusiast, consider the proximity and accessibility of the slopes. Remember also that isolated houses have their charm, but they have some drawbacks in terms of comfort and safety.


- Do not neglect the exhibition

Sun exposure is a very important factor for a house in the mountains, which influences temperature and humidity. The west is the front that receives the sun's rays in the afternoon. So, especially in the summer, it is the warmest and most overheated environment. In the mountains it is advisable to place rooms where you stay a long time, such as bedrooms or the kitchen.


- Evaluate the construction materials and technical conditions

The house in the mountains requires more attention and maintenance than that of the city. Wood, the main construction material for a house in the mountains (who does not have a romantic chalet or a suggestive hut in mind), is an excellent insulating material and guarantees heat conservation. However, it requires a lot of maintenance and must be exposed to as little weather as possible. Another important aspect concerns the conditions of the roof, which must be pitched, given the frequency of snow and rain. In a house in the mountains you must take better care of the heating system and that of the water. Low temperatures, especially in winter, can compromise (partially or totally) their functioning. The construction of the water pipes inside the perimeter walls should be avoided to avoid the risk of frost while for heating it is preferable to use hot air rather than water systems.
